Assessment Process

The County Appraiser is responsible for discovering, listing, and valuing all property in Greeley County as of January 1st each year. Kansas law requires that all property be appraised at its fair market value.

  • All real property is physically inspected on a rotating basis
  • Sales data is analyzed to ensure valuations reflect market conditions
  • Agricultural land is valued based on its productivity (use value), not market value
  • Personal property must be reported annually by the owner

Agricultural Land

Kansas uses an eight-year average of net income from agricultural use to determine the value of farmland and rangeland, ensuring stable and predictable assessments for farming operations.
